SERVICES

What We Do

We provide land services that support every stage of a project, from initial title research through acquisition and ongoing management.

Our work is focused on accuracy, efficiency, and clear reporting so operators and investors can make informed decisions and move projects forward with confidence.

Complex Title Research & Ownership Analysis

We perform detailed title research across mineral, leasehold, federal, and state lands, with a focus on complex ownership structures.

Our team conducts full title runs, analyzing deeds, leases, assignments, probate records, and county and federal filings to verify ownership and identify encumbrances.

We specialize in challenging title environments, including fragmented mineral ownership, leasehold complications, and BLM or state-managed lands.

By identifying issues early and delivering clear, defensible ownership reports, we help clients reduce risk and move forward with confidence.

Due Diligence

We provide detailed due diligence support for acquisitions, divestitures, and development projects, with a focus on title, lease terms, and ownership validation.

Our work goes beyond document review. We analyze lease provisions, retained acreage clauses, production requirements, and contractual obligations to determine what is held, what is at risk, and what requires further action.

By combining title research with contract interpretation, we deliver clear, defensible insights into asset value, ownership position, and potential liabilities.

Our team is experienced in managing large, high-volume projects while maintaining the accuracy and attention to detail required for confident decision-making.

Lease Acquisition

We provide full-service lease acquisition support, managing the process from initial outreach through executed agreements.

Our team works directly with mineral owners, operators, and stakeholders to negotiate terms, resolve ownership issues, and keep projects moving forward.

Because our acquisition work is backed by strong title knowledge, we are able to identify and address potential issues early, reducing delays and improving deal certainty.

We maintain a professional, landowner-conscious approach while focusing on efficient execution, clear communication, and results that move projects from planning to development.

GIS Mapping

We provide GIS mapping services that support title analysis, lease acquisition, and project planning through clear, accurate visual data.

Our team integrates ownership information, lease boundaries, well data, and other key datasets to create maps that highlight potential issues, gaps, and opportunities.

By aligning mapping with title and land work, we ensure that spatial data reflects real ownership conditions, not just surface-level assumptions.

Our deliverables are built to support decision-making, giving clients a clear understanding of their assets and helping move projects forward efficiently.

Title Curative

We provide title curative services to identify and resolve ownership issues that can delay acquisitions, development, or transactions.

Our team works through defects such as gaps in title, conflicting ownership claims, missing documents, and unresolved interests, coordinating with landowners, attorneys, and stakeholders as needed.

Because our curative work is grounded in detailed title analysis, we are able to efficiently determine the appropriate path to resolution and move issues toward closure.

Our goal is to clear title in a practical, timely manner so projects can proceed without unnecessary delays or uncertainty.

Surface & ROW Services

We provide surface and right-of-way (ROW) services to support infrastructure, development, and energy projects requiring access across private, state, and federal lands.

Our team works with landowners, operators, and stakeholders to negotiate surface use agreements, easements, and rights-of-way, while addressing ownership considerations and project requirements.

With a strong foundation in title and land, we are able to identify potential issues early, coordinate efficiently, and keep projects moving forward.

We focus on clear communication, practical solutions, and timely execution to help clients secure the access needed to develop and operate their assets.

Lease Records Management

We provide lease records management services to maintain accurate, organized, and up-to-date land and lease data.

Our team tracks key lease terms, obligations, and ownership details, ensuring critical information is properly documented and easily accessible.

By maintaining clean and reliable records, we help clients avoid missed deadlines, reduce risk, and support informed decision-making across their assets.

Our approach focuses on consistency, accuracy, and long-term data integrity, giving clients confidence in the information they rely on every day.
